I'd like to see a study done on the renewal of urban areas (like Downtown Cincinnati) and their effects on surrounding suburbs. Downtown Cincy was pretty hairy from the time of the 01 riots through the mid to late 2010s. It's a veritable hipster paradise now, with it's most infamous neighborhood, Over the Rhine at the center of the renewal.

At the same time, areas south of Covington and Newport, which are mostly just extensions of downtown, seem to have gone downhill. Towns like Erlanger, Elsmere and Florence were once respectable and affordable middle-class areas. Now there are areas in all of them where houses are in disrepair, schools are basically crap, and businesses turn over constantly. I've even heard of areas as far south as Grant and Pendleton Counties getting a bit rough.

Of course, the gentrification of Cincinnati also coincides with the opiod epidemic, which I'm sure pays a major part in the declines of these areas.
